CCRPC staff worked with Town staff to evaluate multiple transportation alternatives in order to improve capacity at the Bayside Park intersection. Alternatives 3B and 4B were the alternatives recommended for land use analysis. The purpose of the land use analysis was to determine the amount of development (in terms of new dwelling units and commercial floor area) that could occur given the increased capacity and additional trips that could be accommodated through the Bayside Park intersection as a result of the transportation improvements. This memo also estimates tax revenue associated with the additional development for Alternative 3B.

Exit 17 – Chimney Corners Traffic Analysis

The purpose of this memorandum is to reanalyze the Exit 17 Growth Center traffic characteristics under two new scenarios (see the 2006 Exit 17 Growth Center Study). The first new condition involves the study of the impacts of a 6,000 square foot office development in the easternmost zone of the Exit 17 Growth Center in Colchester, VT. This proposed office development is assumed to be occupied by 2010 within the current transportation network.

The CCMPO has reviewed the intersection sight distances at the Van Sicklen Road intersection with VT Route 116. The intersection sight distance on the southeast corner was obstructed and therefore inadequate while the northeast corner was found to be adequate. This memo identifies which objects are obstructing the intersection sight distance on the southeast corner of the VT116/Van Sicklen Road intersection and should consequently be removed.
